HHA Fees

Monthly fee: $1300 

Due: 1st of every month


Reserve Fund fee: $1500 twice a year

Due: April 1 and October 1


Master Insurance Policy: 

yearly coverage from July 1 - June 30. 


Homeowner invoiced in June of every year. 

Services Covered By Your Association Fees

  1. Exterior wood siding and trim. See policy on exterior wood/trim. Please note that the Association will not repair or replace cedar located within courtyard or pool areas where private landscapers have built up the soil or mulch against the walls or fences, resulting in insect damage or rot.
  2. Exterior caulking. See policy on caulking. Please note that replacement window or door installations or other exterior envelope penetrations shall be caulked by owner's contractor at the time of installation.
  3. Garage door numbers. Only installed on wood doors. Metal door installations require garage door installer to place numbers on the doors.
  4. Mailboxes, posts, numbers, unless damaged by owner, guests, contractor or delivery person working for the owner. Damaged box and post replacement charge of $150.
  5. Exterior stain every five years.
  6. Exterior paint on garage, front and garage entrance door and trim every five years. The Association does not paint storm doors or window frames.
  7. Maintenance of roofs, gutters, downspouts and existing PVC drains in common areas.
  8. Snow removal from walks leading from garage to front door.
  9. Snow removal from driveway and roads.
  10. Snow removal from front door to driveways (main walk).
  11. Exterior landscaping - lawn maintenance. See policy on maintenance of terrace and pool areas.
  12. Shrub and tree replacement in common areas only. See policy on shrub and tree replacement.
  13. Gazebos, tennis courts, entrance stonework, entrance lighting, entrance signage.
  14. Railroad tie retaining walls and masonry retaining walls in common areas only.
  15. Fences, gates, gate hardware. Please note that pool equipment and heating equipment enclosures and gates are not covered.
  16. Trash removal. Bulk items are removed by trash hauler for a fee.
  17. Storm sewer inlet, driveway inlets in common areas.
  18. Driveways and streets. Driveways resurfaced per reserve plan. See policy on driveway replacement and repair.
  19. Shut-off valve maintenance in ground (main roads only).
  20. Streetlights and signs.
  21. Roadway and curb sweeping.
  22. Entrance and roadway curbing.
  23. Pond maintenance and bridge maintenance.
  24. Storm sewer system maintenance.
  25. Association building and office maintenance.
  26. Tennis court maintenance.
  27. Painting of exterior electric panel box every five years.


PLEASE NOTE: 

The Association will not upgrade or correct construction defects original to the construction, or the result of a renovation, modification by contractors working on behalf of the unit owner. Responsibility to maintain any improvement or additions and obligation to maintain same run with the title from owner to owner. 

Services Not Covered By Your Association Fees

  1. Outside electrical outlets and covers.
  2. Recessed lighting fixtures, lighting fixtures over garage or at doors, security lighting.
  3. Ground lights of any kind.
  4. Light bulb replacement of any kind.
  5. Exterior electric meter and panel.
  6. Outside water faucets.
  7. Windows, sliding glass doors, hardware, skylights, screens, storm doors, broken window glass or skylight glass, weather-stripping on windows, sliding doors and doors, garage doors, thresholds, door trim, flashings, window frames, window seals, window or sliding door frame paint.
  8. Window cleaning/skylight glass cleaning.
  9. Entrance door hardware, locks, doorbells and garage door openers.
  10. Sidewalks and patios within limited common areas - replacement of or snow removal service.
  11. Terrace concrete (patios), patio wood expansion joints, lower level pool concrete, drains.
  12. Cleaning of exterior walks and patio surfaces, power washing, sweeping, etc.
  13. Decks, deck stairs, railings, air conditioning/heating or pool equipment enclosures.
  14. Seasonal plantings/perennial maintenance.
  15. Landscaping of atrium/atrium maintenance.
  16. Greenhouse glass and structure.
  17. Sewer line and water line maintenance within or under building.
  18. Cleaning of fireplace flue and maintenance of flue, chimney caps, etc.
  19. Security systems of any kind.
  20. Heating, air conditioning, humidifiers, water heaters, kitchen exhaust fans, underground conduits for utilities, dryer vents, etc.
  21. Pest or insect control (interior and exterior).
  22. Homeowners Association insurance (this is billed separately).
  23. Any upgrades that have been approved by the Board of Directors and installed by the homeowners' contractor or any non-approved installations.
  24. Driveway sealing, driveway crack repair, driveway repairs general.
  25. Exterior masonry. See policy on exterior masonry maintenance.
  26. Winter storage of pool/deck furniture, pottery, statuary, or other personal items.
  27. Watering of shrubs, trees and lawns.
  28. Pruning, replacement planting of shrubs, trees, flowers, plants of any kind within courtyards, pool areas and/or limited common areas, tree and stump removal.
  29. Maintenance of pavers, slate or other surface coverings.
  30. Service to underground propane tanks and lines.
  31. Service to any building or site component not authorized by the Declaration of Covenants, Easements and Restrictions.
